A loft conversion is a way of creating more space without the need for building an extension, especially if there is no space to build one.
Loft conversions are created in an unused area of the property by installing supporting floor joists (usually installed into several steels) and adding a staircase from the landing. The roof is altered to create a higher area in the room known as a dormer. This dormer squares off the roof to create a larger head height. Insulation to the existing roof and dormer will create a warm space. Next is the internal stud walls to divide the areas, heating, electrics and any plumbing that's required. Plasterboard, plaster, skirtings and architraves plus interior doors. (Fire doors are used to adhere to fire safety and building regulations to all doors leading to the loft space.). Painting, carpets and final finishes will give that final touch to your new additional room/s.

A garage conversion can be ideal if the garage is attached to the property and is unused or just a wasted space. In most occasions, garages are lower than the house floor meaning insulating the floor to meet building regs is easy. If the garage floor is level then this would mean that the floor would need to be excavated to a set depth in order to insulate it. A damp proofing would also need to carried out regardless of the current floors height. The garage door would need to be bricked up and a window installed to create natural light entering.
Access to the garage from the house is created by knocking through the internal side of the brick wall that separates them (If there is no access already). Time to add electrics, insulate the ceiling space, plasterboard and plaster, skirting and architraves, paint and floor finish to create a new room without the hassle of extending.
As a garage is classed as an un-habitable room, an application for change of use would be required from the local council. This is an easy application that doesn't take long or cost much.
